Most of our clients will sign an agreement until the end of the calendar year once they know we are the right fit for them. We do have a second representation agreement that is valid for a single showing. We find most people end up signing the long-term agreement afterwards.

Yes, it is, and it's a national law as of August 2024. Many agents are choosing to ignore this. However, we elect to follow the rules.
