We offer to pay for a pre-home inspection. We love transparity and we want the buyer for your home to know that you stand behind your home. Plus, we have experienced having the pre-home inspection oftentimes speeds up the selling process.
YES! There are many, many....many steps to building a home and something will be missed. We at Elite Realty Partners will always recommend a home inspection when purchasing a home.
Fantasic question. Yes, a representation agreement does need to be signed in order to view homes. Most of our clients will sign an agreement until the end of the calendar year once they know we are the right fit for them. We do have a second representation agreement that is valid for a single showing. We find most people end up signing the long-term agreement afterwards.
We love working with buyers, whether you're a first time home buyer or you have sold homes before. We are a full-service, end-to-end company that will be with you every step of the way. We will tailor a game plan specific to you, get you in touch with our trusted vendors and will always have your interest first.
Fantastic question. In addition to the MLS and all the third-party websites, we hire a photographer, videographer and drone pilot to capture high resolution media. We produce a lifestyle video for all out listings and advertise on all social media platforms. Our trusted home stager is available for a consultation and can either provide you a written plan or will arrange your house to showcase its potential. We market your home in local magazines plus relivent publications (waterfront, horse properties, log cabin). We also have marketing space in prominate media brands such as the WSJ, Robb Report, Luxury Estate, Mansion Global, UPMKT, and Market Watch. Plus we have 80+ search sites with international advertising.
No matter what you choose to pay (or not pay), a buyer may still ask you to contribute money to offset their buyer’s broker fee. Think of this as a form of buyer concessions where you the seller are asked to help cover some of the buyer’s closing costs.
There is no specific “set fee” or common commission structure amongst brokers in our area. Different offices charge different fees. It is up to each company’s broker to set their fees for marketing, realty services, and expertise.
Buying a home is a big decision and normally a big financial decision. Starting the process early will only benefit you. Whether you're buying with cash or financing, getting all your ducks aligned and meeting with us for a buyer consultation 3 months before you want to actively search for a home is recommended.
