Every week, I talk to buyers and sellers who ask some version of the same question:

"I keep hearing the housing market is slowing down. Is now really a good time to buy or sell?"

It's a fair question.

Turn on the news and you'll hear about price cuts, higher interest rates, affordability concerns, and slowing sales. Scroll social media and you'll find plenty of opinions—many of them based on what's happening thousands of miles away.

The problem is this:

Real estate is incredibly local.

What's happening in Florida, Texas, or Southern California doesn't necessarily tell you anything about what's happening here in North Idaho.

That's exactly why we created our 2026 North Idaho Bi-Annual Market Report. It dives into the local MLS data, neighborhood trends, and buyer behavior that national headlines simply can't capture.

What I've Been Seeing This Year

If I had to describe the first half of 2026 in one sentence, it would be this:

The market has remained steady—but buyers have become much more disciplined.

People still want to live here.

Families continue relocating for the lifestyle. Retirees are choosing North Idaho. Remote workers are making the move. The demand hasn't disappeared.

What has changed is buyer behavior.

Today's buyers are paying attention to interest rates, inflation, and even world events. They're thinking carefully before making a move, and they're negotiating more than they were a few years ago.

That doesn't mean they're gone.

It simply means they're expecting value.

Price Cuts Don't Always Mean Prices Are Falling

One of the biggest misconceptions I hear is this:

"I'm seeing lots of price reductions, so home values must be dropping."

Not necessarily.

In many cases, what we're actually see are sellers starting with an ambitious asking price and then slowly adjusting to where the market says the home should have been priced from the beginning.

Those are two very different things.

The homes that have impressed me the most this year are the ones that came on the market at—or even slightly below—market value.

Those homes generate excitement.

They create competition.

Many end up selling faster and sometimes for more than sellers who started high hoping to "leave room to negotiate."

Once a listing sits for several months, buyers begin asking themselves what's wrong with it. That momentum is difficult to recover.

The data in our market report backs that up. Homes that remain on the market for longer periods generally require larger price reductions before selling, especially after the 90-day mark.

That's not a declining market.

That's a market rewarding accurate pricing.

I help people buy and sell homes right here in North Idaho.

Those are two very different conversations.

The reality is that our market has shown remarkable stability with modest appreciation overall. Buyers are still here. Inventory is still being absorbed when homes are priced correctly. And North Idaho continues to be a place people genuinely want to call home.

That's why I always encourage clients to look beyond the headlines and study what's happening in their own community before making one of the biggest financial decisions of their lives.
